Ask submits plans for £30m last-mile logistics scheme

Ask Real Estate (Ask) has submitted a planning application for a last-mile logistics development close to Manchester airport, Green Street News can reveal.


The development at Manchester Business Park will create around 115,000 sq ft of commercial space in units ranging from 6,700 sq ft to 21,646 sq ft.


Ask acquired the 7.8 acre plot in September and has since undertaken a public consultation programme. The planning application has now been lodged and, subject to its approval, construction is planned to start on site in summer 2026.


With a gross development value of approximately £30m, Ask is considering a range of funding options for development of the scheme, which will target a range of businesses including those in tech industries, aviation, logistics and warehousing sectors. The units are targeting BREEAM Excellent and EPC A credentials, and are designed to be net zero in operation.


The development is close to the A555, at junction 5 of the M56. It also sits alongside the £1bn MIX Manchester development which will create up to 2m sq ft of advanced manufacturing space, R&D labs and office space as well as hotels, leisure facilities and public areas.


Jamie Hills, development director at Ask, said: “It was great to hear the local community’s views on our plans for the site which sits between a number of well-established businesses on Manchester Business Park including Costain, Emirates, Regus and PZ Cussons.


“We appreciate the feedback from everyone who attended the consultation event and provided suggestions online. Our plans for this prime site would bring much needed commercial space, attracting businesses and helping to create jobs for local people, further contributing to Wythenshawe’s economy and the prosperity of the town.
