Odeon set for No8 First Street office premiere

Odeon is to sign up for Ask’s No8 First Street in a move that means the recently completed building is close to fully let.

Market sources this week said Odeon is under offer to take 26,000 sq ft at the building, moving from its offices at Lee House, 90 Great Bridgewater Street in the city where it occupies a similar amount of space on the sixth and seventh floor.

The seven-storey office development, which completed towards the end of last year, is part of the wider 20-acre First Street site, and has already been partially pre-let to global energy company Gazprom.

WSP is also understood to be in talks to take around 60,000 sq ft at the building. Together the Odeon and WSP lettings would take the building close to fully leased.

Designed by Fletcher Priest architects, No8 is arranged with three paired floors above street level, including retail and leisure amenities.

It was bought by PATRIZIA in May 2015, First Street is a major shopping, and leisure destination in the centre of Manchester, with tenants including leading The Liquor Store and The Dockyard, as well as the Indian Tiffin Room, Sainsbury’s, Q-Park, Starbucks, INNSIDE Hotel and the cultural arts venue HOME.

It is also home to a number of office tenants including Auto Trader, Ford Credit Europe, Jacobs and Amaze, and in June 2016 received planning permission from Manchester City Council for the development of 624 Build to Rent units.

Savills and GVA are instructed as joint agents on the scheme. OBI is understood to be advising Odeon.
